1. An international destination that continues to grow

Morocco welcomed 19.8 million visitors in 2025, an increase of 14% in one year, while tourism revenues reached 138 billion dirhams, a historic record. The Kingdom now aims for 26 million tourists by 2030.

For Marrakech: this means a destination whose international visibility and attractiveness continue to grow.

2. Marrakech is Morocco's tourism engine

By the end of May 2026, Marrakech had recorded 6.05 million overnight stays in classified tourist accommodation establishments, representing 33% of all national overnight stays, with a 10% increase year-on-year. Its occupancy rate reached 72%.

For an owner: this concentration of tourist activity reinforces Marrakech's appeal for a secondary residence that can be used personally but also valued for rental purposes.

3. Improving international accessibility

Marrakech-Ménara airport crossed the threshold of 10 million annual passengers for the first time in 2025, representing approximately 28% of Moroccan air traffic.

Furthermore, the Ministry of Tourism indicates that 52 new international routes were launched in the first half of 2026 and that contracted air capacity for summer 2026 increased by 13%.

Marrakech is becoming easier to reach from major international markets.

4. A region supported by an ambitious investment policy

The Marrakech-Safi region is subject to a public strategy aiming for 58 billion dirhams of private investment and 50,000 jobs by 2026. More than 500 projects had already been approved in 2023, with an estimated creation of 26,000 jobs.

At the national level, real estate and construction are among the sectors concentrating a significant part of private investment.

For a buyer: Marrakech benefits from an economic and infrastructural environment that supports its development rather than merely following its tourist growth.

5. A high-end positioning that is becoming structured

Morocco is officially seeking to move upmarket and improve the quality of its tourism offering. The new accommodation regulations notably reinforce quality standards and introduce Residential Real Estate Units (RIA) associated with 5-star and Luxury hotels, allowing for the creation of villas aimed at high-end clientele.

This evolution is interesting and confirms that high-end private accommodation is now part of the institutional thinking on Morocco's tourism development.
